It seems almost instant, the speed at which homes are built. One day you’re looking at an empty lot, then you blink and suddenly there’s a whole neighborhood of homes! For those future or current homeowners out there looking to design or buy a new-build home, we at UNINTECH wanted to share a little more about how a home is created and where we get involved.

Before UNINTECH can provide our locally renown foundation design expertise – expertise that has helped build over 45,000 homes in our 25 years of experience – a start release must be developed. A start release is like a checklist of specific features that a future homeowner wants for their home, like what side of the home the garage should be on, or if they want a covered patio. UNINTECH’s Residential Division gets the start release from the homebuilders, and then our CAD designers get to work designing the home’s plot plan, which is a drawing of the foundation’s layout on the lot the home will be on. After the plot plan and foundation are designed and reviewed by a licensed professional engineer, they are sent back to the homebuilders, and from there, UNINTECH’s Survey Division gets involved to help set the four corners of where the foundation will go on the lot, also known as the envelope of the house.

Then it’s time to pour the foundation! The foundation is the concrete, load-bearing part of the house, often built below ground level, and its main goal is to support the house’s overall structure. At this stage, UNINTECH’s Residential and Survey divisions work together to verify that the foundation was set according to our design and passes the pre-pour and post-tension inspections to create a strong and stable foundation.

After the foundation passes inspections, the house can finally start coming together! This is where other homebuilding vendors and contractors come out to put up the house frames, put in insulation, add windows, and continue to piece this home together. All the while, more inspections are happening simultaneously to make sure all goes well, and nothing is built or placed incorrectly. Then lastly, before the house is closed on, UNINTECH’s surveyors come back out to do a final/title survey of the house. 

Now, what was once a plot of dirt has become a gorgeous house for people to live in and create a life for themselves and their families.
